Pelham-Batesville, SC Fire District Space Needs Study

The Pelham-Batesville Fire District is a special district fire operation. It is not a city nor county entity with a governing board appointed by the Governor. They are situated half in Greenville County and half in Spartanburg County and just south of the Greenville-Spartanburg Airport, in fact under the approaching flight path of aircraft.

The existing main fire station also houses fire administration but the property was constrained with no future expansion capability and located immediately adjacent to a growing hospital and medical complex. The hospital wanted to expand and use the fire station property. CPS was retained to conduct a space needs study for current and future space needs, examine sites for a new complex and explore adding a large multipurpose space inside the new facility.

The main fire station was used as a polling location which was detrimental to fire service and fire administration recognized additional non-fire needs for space. CPS built a large multipurpose space with food prep, storage, pantry, AV and lobby access into the proposed new facility which would not have access into the fire bays or living space for fire fighters.

This space was anticipated to provide the district with an opportunity to rent the space and create a revenue generating space that would contribute to community outreach and their general revenue fund. CSP was subsequently retained to assist the fire district in the design selection process. Creating the RFQ or request for proposals, receiving the design team submittals, grading these submittals and making a recommendation for the final team selection.
